Case Study


This case study is about an LLC that took out a loan on an owner-occupied SFR in Victorville. We facilitated a loan for $150,000 at ratio of 65% LTV. Our efficient lending process enabled the borrower to quickly obtain funds, which were used toward a real estate flip and ultimately resulted in a great profit.
This case study is about a self-employed real-estate investor who would have had great difficulty obtaining a conventional loan. We granted the borrower a loan the on a Commercial Property in City of Commerce crossed with a Fourplex in Los Angeles. The loan was for $200,000 at a ratio of 57.1% CLTV.
The borrower in this case study had previously gone through a bankruptcy, and had a credit score of 470. It became very difficult to obtain a conventional loan, so he chose us to help him with his lending needs. We granted him a $170,000 first deed of trust on a Modesto owner-occupied property at 49% LTV. The borrower utilized funds to purchase machinery and other necessary equipment for starting up a new business venture.
This case study involved a Canadian borrower with no US Citizenship or permanent resident status. For a conventional loan this situation would cause major complications for the loan package. We were able to facilitate a $120,000 loan on a Palm Desert rental property at a ratio of 59% LTV. Not only that, the borrower had no credit score -which ultimately was not a problem.
